Building a business in a new country is never easy. Building one in a highly competitive industry like real estate—while navigating cultural shifts, personal sacrifices, and self-doubt—requires something deeper than ambition. It requires resilience, clarity, and integrity.

For Divya Kataria, real estate was never part of the original plan. Yet today, she stands as a respected realtor in Connecticut, known for her honesty-first approach and her ability to help clients move toward the life they truly want.

Who Is Divya Kataria?

Divya Kataria is a Connecticut-based realtor of Indian origin, known for her honest, client-first approach to real estate. Originally from Delhi, India, she moved to the United States after marriage and gradually built a successful real estate career grounded in ethics, transparency, and long-term relationships.

Currently associated with Berkshire Hathaway HomeServices, Divya works with buyers and sellers across Connecticut, helping families and individuals make confident real estate decisions. As a mother of three and an entrepreneur, she balances business growth with purpose, believing that real success comes from trust, balance, and meaningful impact.

Rooted in Delhi, Guided by Values

Born and raised in Delhi, Divya grew up surrounded by family—parents, siblings, cousins, grandparents, and relatives who shaped her worldview early on. As the eldest child, responsibility came naturally, and so did leadership.

Her upbringing instilled values that continue to guide her today: faith, ethics, and moral clarity. For Divya, integrity always comes before business, followed closely by family and meaningful relationships. These values didn’t stay behind when she moved continents—they became the foundation of her professional life.

The Emotional Reality of Moving to the U.S.

Divya’s move to the United States came after marriage, when her husband relocated for work. What looked like a new beginning on paper felt emotionally overwhelming in reality.

Leaving behind close-knit family traditions, celebrations, and the everyday comfort of Delhi life was deeply challenging. Settling into Ellington, Connecticut, meant facing isolation, cultural distance, and the absence of an Indian community she was used to.

For nearly a year, the transition was emotionally heavy. With no familiar food or community nearby, Divya adapted by recreating pieces of home—learning to cook Delhi street food and slowly building friendships that helped her regain balance.

Discovering Real Estate—Almost by Accident

Real estate entered Divya’s life during the COVID period, at a time when uncertainty was everywhere and she found herself craving purpose and human connection.

“I’m a people-loving person,” she shares, and real estate offered exactly that—interaction, problem-solving, and the chance to help others make meaningful moves. With minimal initial investment required, she decided to take a chance, enrolled for her license, and stepped into an industry she had never planned to enter.

That decision changed everything.

Early Struggles and Learning the Business

While obtaining her license was straightforward, building a real estate business was not.

Like many first-generation immigrant professionals, Divya faced challenges in communication, trust-building, and understanding how to generate business in a new market. There were moments of uncertainty—but never quitting.

She joined interest groups, learned from experienced professionals, and focused on one key strategy: adding real value before expecting anything in return. Slowly, that approach built confidence, credibility, and consistent growth.

Building Credibility with Berkshire Hathaway HomeServices

After spending a year with another brokerage, Divya joined Berkshire Hathaway HomeServices, a move that marked a turning point in her career.

Being part of a globally recognized brand allowed her to connect with top producers, access proven systems, and strengthen client trust. More importantly, it helped her believe more deeply in herself.

“The brand gave me confidence—and that confidence transferred to my clients,” she explains.

A Realtor Who Leads with Truth

What truly sets Divya apart is her approach.

She describes herself as “black and white”—direct, honest, and transparent. She does not make false promises or sugarcoat realities. Instead, she believes clients deserve the truth, even when it’s uncomfortable.

That philosophy has shaped lasting relationships rather than short-term transactions.

One client experience remains especially meaningful: helping a single mother sell her Connecticut home and relocate to Dallas to be closer to family. The sale not only fulfilled an emotional dream but allowed the client to become completely debt-free for the first time in her life.

“That moment reminded me why I do this,” Divya shares. “Every home has a story.”

Navigating Real Estate as a Woman

While women excel in real estate in the U.S., Divya acknowledges unique challenges—particularly when working with Indian clients, where traditional decision-making roles can still be male-dominated.

Rather than letting this limit her, she focuses on what matters most: helping people, regardless of background. She’s clear that she doesn’t need to be the right agent for everyone—and that clarity itself is empowering.

Her message to women, especially Indian women abroad, is simple but powerful:
Don’t doubt yourself. Keep learning. Build your skills relentlessly.

Balancing Business, Family, and Purpose

As a mother of three adult children, Divya understands balance deeply. She manages her time by setting clear priorities and stays motivated by reflecting on the families she has helped and the lives she’s impacted.

Success, for her, is no longer defined by numbers alone.

Looking ahead, Divya envisions building systems that allow her business to grow seamlessly—giving her the freedom to travel, connect with people, and work intentionally rather than endlessly.

“Success today means contentment,” she says. “Balance. Choice. Time with family.”

A Message for Aspiring Entrepreneurs

Divya’s journey carries a message that extends beyond real estate.

If you have a dream, she believes, don’t sit on it. Try. Take the risk. Whether you succeed or fail, growth is guaranteed.

“Always follow your gut feeling,” she says. “Don’t hesitate to pursue your dream.”
